Tenant Selection Policy
Before viewing a property in person, please review our tenant selection criteria/policy in detail. Once you have viewed our policies, and it seems like a match, please email us to arrange a tour, or visit a scheduled open house. We will provide the link to our application at the viewing and you will fill out and pay directly to Orca Tenant Screening online. The cost is $59 per adult for a standard screening. Besides favorable credit with a minimum credit score of 675 and favorable rental history, along with the items listed below, we require a minimum of 2.5x's the rent amount to verify combined income ratio. Orca Tenant Screening will contact your current and previous property manager and employer for rental and income verification.
We do not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18.
